B+B Capital launches development plans for condominium building at 251 West 14th Street, Chelsea

B+B Capital, a real estate investment and development firm co-founded by Ilan Bracha and Haim Binstock, launched its development plans for an 11-story condominium building located at 251 West 14th St., steps away from 8th Ave. in the Chelsea neighborhood and on the border of the Meatpacking District. Designed by ODA Architects, the building will feature 11 full-floor residences boasting 10-ft. ceiling heights and private elevator access. "This boutique property is located in what is considered to be one of the most vibrant and trendy areas currently in Manhattan, and is around the corner from Google's N.Y.C. headquarters," said Ilan Bracha, co-founder and managing director of B+B Capital. "Situated only a few blocks away from the High Line, numerous retail boutiques and prominent restaurants, the building will offer buyers both a quiet refuge along with access to exciting nightlife." The lot currently contains a four-story property that was built in the 1920's and includes a sub-grade ground floor. The property lies in a C6-2A zone, providing extra buildable space, which will be utilized to develop an additional seven floors of residences along with a duplex penthouse. The full-floor residences will range in size from approximately 1,700 s/f to 2,500 s/f, with two-bedroom to-four-bedroom conversions, three full baths and private entries directly off the elevator on all floors. The ground level will feature a duplex penthouse with outdoor space. The residences will feature high ceilings with views of the Hudson River for apartments located on the upper floors. The building features entry-level bike storage, roof deck access, a common living room lobby located on the first floor and a doorman. "251 West 14th St. will be beautiful residential building nestled within a thriving and popular commercial area offering residents the best of both worlds - a quiet retreat with entertainment at their fingertips," said Bracha. "This is a strong neighborhood to invest in." Bracha New York at Keller Williams NYC is the exclusive marketing and sales team for the project. Sales are expected to launch in the fall of 2015.
