244 Devoe launches sales in Brooklyn’s East Williamsburg

Brooklyn, NY Sales have officially launched at The InHouse Group's 244 Devoe St., East Williamsburg’s newest boutique ground-up condominium development. The recently completed, four-story building has been specifically designed for larger living areas and private outdoor space. 244 Devoe features just four residences, each of which features increased s/f and at least one private outdoor space.

“With people continuing to work, live and entertain in their homes, buyers are rethinking their top priorities, which is greatly impacting design decisions–smart boutique developers have taken notice,” said Robert Earl, co-founder of The InHouse Group, the exclusive sales and marketing firm for the project. “While a long list of amenities can be appealing, what is actually driving sales is increased square footage, access to the outdoors and buildings with fewer total homes. 244 Devoe checks each of these boxes. With these attributes, plus a prime location and competitive pricing, we expect the building to resonate with a range of buyers.”

Intentionally designed and developed to reflect market trends, homes at 244 Devoe are anchored by expansive open floor plans, oversized primary bedrooms and an abundance of outdoor space. The emphasis on indoor-outdoor living is particularly apparent in the strategic decision to outfit each of the two-bedroom, two-bathroom homes with at least one private outdoor area. To further appeal to buyers, each of 244 Devoe’s four apartments feature a distinct floor plan and unique arrangement, which can be further experienced in the building’s two on-site model homes. Pricing for available residences ranges from $1.499 million to $1.699 million.

The condominium’s single duplex residence spans the ground floor and includes a striking double-tiered garden terrace in order to provide multiple points of indoor outdoor connection. Similarly, the full floor home spanning the third story of the building provides buyers with access to both a private balcony as well as personal rooftop terrace. Like the third floor home, the second floor apartment also includes a private rooftop terrace, while the crowning penthouse features a private roof terrace as well as outdoor cooking station.

244 Devoe’s residences range from 970 to 1,798 s/f and have been elegantly designed to appeal to buyers craving to make New York City their primary home. Hallmarks of each apartment include floor-to-ceiling windows to maximize natural light; oversize primary bedrooms as well as kitchens; and open floor plans ideal for entertaining. The massive kitchens are a chef’s dream and have been outfitted with an abundance of counter space, custom cabinetry and premium Fisher & Paykel as well as Bosch appliances.

Custom shelving and oversize closets further add to the already robust primary bedrooms, while the en-suite primary bathrooms offer a serene and spa-like aesthetic. Each features a deep-soaking jacuzzi tub, heated floors and modern fixtures. Also meticulously designed, secondary bathrooms feature sleek walk-in showers. To further provide buyers with the utmost convenience as well as ability to curate their lifestyle experience, each home at 244 Devoe also boasts smart temperature controls and a built-in speaker system.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
