2026 Women in Commercial Real Estate: Mary Guarino, Short Term Capital

What trend or change in commercial real estate do you believe will have the biggest impact over the next five years?

I believe the biggest change over the next five years will be the continued evolution of financing. As lending standards tighten and market conditions continue to shift, borrowers will need more creative and flexible capital solutions. Success in commercial real estate will come from understanding the full spectrum of financing options and being able to adapt to each client’s unique situation. Those who can provide solutions, not just transactions, will have a significant advantage.

What advice would you give to the next generation of women entering commercial real estate?

Don’t go into this industry with the mindset of “trying.” Change your language and your mindset from “I’ll try” to “I will.” Confidence and persistence matter just as much as knowledge. Be proactive, ask questions, make the calls, and don’t be afraid to take up space. Commercial real estate rewards those who are willing to be assertive, build relationships, and consistently show up. The opportunities are there, you have to be willing to go after them.

What leadership lesson has made the greatest impact on your career?

The greatest leadership lesson I’ve learned is to take ownership and not be afraid to step outside your comfort zone. Don’t wait for someone else to solve a problem or tell you what to do. The most effective leaders are proactive. They step in, make decisions and take responsibility for the outcome. That mindset has helped me grow professionally and continues to shape the way I lead.
