Studio Sofield–designed 1122 Madison Ave. hits 85% sold - developed by Legion and Nahla Capital

Manhattan, NY Legion Investment Group and Nahla Capital’s 1122 Madison Ave. is 85% sold. Designed inside and out by Studio Sofield, the new condominium brings 26 residences to one of the city’s most prestigious addresses. Offering one of the last remaining opportunities to live on the west side of Madison Ave., the building reflects and elevates the architectural legacy of the Upper East Side.

Since launching sales in mid-January, 22 of the building’s 26 condominium residences have entered contract, representing more than $400 million in total sales at an average of over $5,000 per s/f, including the record-breaking $89.5 million penthouse — an Upper East Side record that achieved the highest price and price per s/f ever for a condominium in the neighborhood. At 85% sold, the building has the highest number of sales over $10 million and over $4,500 per s/f for any Upper East Side new development north of 62nd St.

“Reaching 85% sold so early in the sales cycle speaks to the building’s strength in the market,” said Victor Sigoura, founder and CEO of Legion Investment Group. “Overwhelming buyer demand has confirmed our vision for a design-led, highly curated residential offering, and we look forward to building on this momentum as construction progresses and we prepare for closings.”

“From the moment we launched sales, it was clear that 1122 Madison Ave. was resonating with buyers,” said Genghis Hadi, managing principal and co-founder of Nahla Capital. “Achieving 85% sold within the first month underscores the strength of the Upper East Side market and the enduring appeal of living at the intersection of culture, architecture, and world-class shopping.”

Situated at the corner of Madison Ave. and 84th St., 1122 Madison Ave.’s residences feature expansive floor plans and range from three to five bedrooms, including full-floor homes that begin on floor 15 with protected views of Central Park. Remaining homes begin at $21.175 million for a five-bedroom, four-and-a-half-bathroom residence, and $38.75 million for full-floor five bedroom residences. 1122 Madison Ave. will also offer nearly 10,000 s/f of amenities centered around wellness and community, as well as access to storage and bicycle storage.

Studio Sofield designed 1122 Madison Ave. to mark the skyline with both elegance and sensitivity, mindful of the tower’s visibility from all directions. A timeless reinterpretation of traditional prewar architecture, 1122 Madison Ave. references neighboring buildings and stands on Madison Ave., with its scale still reflecting the intimate human experience of living in the Upper East Side. Clad in Indiana limestone, the façade will feature sculpted reliefs, signature rope-trimmed window surrounds, and custom decorative railings that lend an added sense of craftsmanship and distinction. Select residences include terraces, balconies, and in many cases, sweeping views of Central Park, the surrounding historic district, and the Midtown skyline.

Throughout the homes, Studio Sofield selected each material and finish to reflect the neighborhood’s character and modern elegance. With custom-designed crown moldings, a contemporary take on parquet de Versailles floors, and polished nickel hardware, residents will be transported to the intimacy of a private residence, the grandeur of classic New York, and a sense of enduring sophistication.

1122 Madison Ave. is immersed within the Museum Mile District, a short stroll to Neue Galerie or the Guggenheim, and one short block to The Metropolitan Museum of Art, putting the world’s most important art collection at arm’s reach. The condominium offers easy access to the 84th St. entrance of Central Park, and is near many of the city’s most acclaimed private schools. Residents will also be moments away from fashion house retail flagships, jewel-box boutiques, and the classic Upper East Side dining institutions that adorn this celebrated luxury avenue.

Corcoran Sunshine Marketing Group is exclusively handling sales and marketing for the new development.

Most people think of St. Patrick’s Day as a fun footnote on the calendar. In construction logistics, however, it’s a full-scale operational variable — especially if your work touches major metro areas with major parades and, let’s call it what it is, enthusiastic celebrants.
