Together, Phase 2B completes the “fourth wall” of the Station Yards Village Green, further defining the walkable downtown experience envisioned for the site.
“This project represents much more than a single building,” said Kelley Coughlan Heck, executive vice president of TRITEC. “It is the continuation of a vision to transform an underutilized area into a vibrant, connected downtown centered around transit, community, and opportunity.”
A Regional Model for Housing and Economic Growth
Station Yards is a $1.3 billion 53-acre, master-planned development surrounding the Ronkonkoma Long Island Rail Road station, two blocks from the Long Island Expressway and neighboring Long Island MacArthur Airport. This is Suffolk County’s busiest transit hub. At full buildout, it is expected to deliver:
Speaking at the event, Jimmy Coughlan, executive vice president at TRITEC, emphasized the broader significance of the project:
“Projects like Station Yards are part of the solution to Long Island’s housing challenge. They not only provide much-needed homes, but they also generate real economic activity, supporting businesses, creating jobs, and helping retain the talent that drives our regional economy.”

Each speaker highlighted the importance of strong public-private partnerships in delivering transformative projects like Station Yards.
“This project is a clear example of what can be accomplished when government and the private sector work together with a shared vision,” said Coughlan. “In today’s environment, meaningful growth on Long Island depends on that collaboration.”
A Personal Moment
The ceremony concluded with a special and deeply personal moment for the TRITEC team: the ribbon cutting was led by Anne Marie Coughlan, mother of TRITEC principals and matriarch of the Coughlan family, in celebration of her 90th birthday.
“It’s incredibly meaningful to have her here today,” said Kelley Coughlan Heck during her remarks. “We are here, in large part, because of the foundation she helped build.”
Looking Ahead
With Phase 2B now complete, Station Yards continues to evolve as a regional hub for housing, commerce, and community life. Construction is already underway on the next phase, which will further expand residential offerings and introduce new medical office space.
As a fully realized downtown begins to take shape, Station Yards stands as a model for how thoughtful, transit-oriented development can create lasting economic and social impact across Long Island.
