Triangle Equities completes model units at 80-residence Kensington Estates in Woodbury

Woodbury, NY Triangle Equities completed two new model residences—The Ascot & The Derby—at Kensington Estates, a 55-and-over luxury community on Long Island’s North Shore. Currently in pre-sales, the first townhomes are anticipated to be move-in ready before year’s end.

The gated community will feature 80 residences on 18 acres of landscaped grounds and amenities including a clubhouse with a fitness center, yoga studio, lounge, billiard room and event lounge, outdoor pool and veranda, tennis court, and an expansive pond.

“We are thrilled for the response that both the Kensington Estates community and our models have received. The land plan is really evident at this point in construction and, as we prepare for first closings, we’re excited to share the progress with our early purchasers and new prospects alike,” said Lester Petracca, president of Triangle Equities.

“Our vision for Kensington Estates has always been to create a community of effortless lifestyle that offers highly designed homes in a terrific location. We’re excited to deliver these homes to fill the demand we saw for a community like Kensington Estates on Long Island’s North Shore.”

Designed by interior designer Kate Singer to appeal to the luxury buyer looking for a maintenance-free lifestyle, Kensington Estates offers a wide-variety of home designs, from single-level coach and carriage-style homes to two story townhomes, all with master bedrooms on the main level, and one- or two-car garages.

For those seeking that extra living space, a select few homes include walk-out basements. Quality finishes include Subzero and Wolf kitchen appliances, oversized stone islands, great rooms with marble fireplaces, Carrera tiled bathrooms, hardwood floors, superior moldings throughout & oversized private patios.

“Being a part of this community from a creative perspective has been extremely gratifying,” said Singer. “The caliber and quality of Triangle Equities’ developments speak for themselves. With Kensington Estates, Triangle Equities wanted to offer its buyers the best materials on the market – timeless and beautiful finishes and fixtures that can easily adapt to their own personal style, be it classic or contemporary. It has been an honor to bring their vision to life, seeing the models ready for buyers to walk-through and soon live in, is the best part of my work.”

Kensington Estates is unique to the area, as 55 and over new construction is often difficult to find in the area. The development is close to country clubs, shopping, fine dining, and Long Island’s North and South Shore beaches and marinas. It is accessible via the Long Island Expressway, Northern State Parkway, and the Long Island Railroad nearby.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
