The Sapir Organization inks 45,419 s/f, full floor lease at 100 Church St.

According to Alex Sapir, president of The Sapir Organization, the company has signed a full floor, 45,419 s/f, 10-year lease at 100 Church St., with Niche Media Holdings, publisher of Gotham and Hamptons magazines. The lease was signed at the premier downtown office building currently undergoing a major multi-million dollar capital improvement program. 100 Church St. is a 21-story building, comprised of 1.129 million s/f. The building is currently undergoing a multi-million dollar capital improvement program. Building renovations include a new lobby and entryway; a complete upgrade of HVAC, electrical and mechanical systems; new elevator cabs and fire/life safety systems. As part of the building's restoration, 100 Church St.'s lobby now hosts one of the world's largest collections of Swarovski Crystal chandeliers. Brad Gerla and Gerry Miovski of CBRE represented the landlord and Neal Sroka and Anita Grossberg of Corcoran Group Real Estate represented the tenant.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
