The Moinian Group and Bushburg launch
leasing at 320-unit redevelopment

Brooklyn, NY The Moinian Group, a privately held real estate investment company, and real estate development and management company, Bushburg, have launched leasing at the 320-unit residential component of the overall redevelopment and expansion of The Empire State Dairy Company site project, located at 2840 Atlantic Ave. in Cypress Hills.

Move-ins are projected to commence at the 320-unit property in the beginning of March.

The 370,000 s/f, 14-story residential tower delivers 320 mixed-income units, a mix of studios, one-bedroom, two-bedroom and three-bedroom residences, as well as an additional 21,000 s/f of ground-floor commercial space and an on-site charter school. Shared resident amenity spaces across the building include a rooftop terrace, a fitness center, a co-working space, a tenant lounge, a children’s playroom and on-site parking.

In addition to the residential component, the overall redevelopment and expansion project currently underway will deliver a variety of adaptive reuse elements to the early 1900s landmarked Empire State Dairy complex, including a complete remodel of the existing landmark and implementation of newly restored façade.

Situated on Atlantic Ave. within Brooklyn’s Cypress Hills neighborhood, 2840 Atlantic Ave.  benefits from its close proximity to the Long Island Rail Road (LIRR) and to a myriad of nearby subway stations providing access to the surrounding boroughs and NYC-area airports. Originally completed in 1915 and designed by architects, Theobald Engelhardt and Otto Strack, 2840 Flatbush Ave. is the second joint venture development between The Moinian Group and Bushburg following the development of PLG, a 26-story, 467-unit luxury residential property that was delivered to the Prospect Lefferts Gardens section in 2020.

“We’re thrilled to be launching leasing at The Highland, delivering an accessible and needed multifamily housing offering to Cypress Hills for those currently and prospectively looking to live within the neighborhood,” said Mitchell Moinian, principal of The Moinian Group. “We look forward to our continued work with all partners involved as we bring the project to final fruition and welcome residents to their new home.”

“The Highland will offer a new and elevated experience to the quickly developing Cypress Hills market,” said Ford Sypher, chief operating officer of Bushburg.

“These apartments will enjoy close proximity to Highland Park and are a stone's throw away from some of New York’s most popular beaches. Residents of The Highland will have an abundance of transportation options. Express train lines that offer a 30 minute commute to lower Manhattan, on site parking and a short ride to New York’s John F. Kennedy airport. The Highland will feature unbeatable views, amenities and great unit layouts. This iconic landmark redevelopment stands to redefine the market and set a pace for what’s to come.”
