The Formula x Meredith inks 1,920 s/f lease at The Harper

Manhattan, NY The Formula x Meredith — a wellness studio — has signed a lease for its first New York City location at The Harper, the contemporary limestone-clad luxury condominium at 310 East 86th St. in the Upper East Side, according to development firm Izaki Group Investments (IGI). The Formula x Upper East Side (UES) is anticipated to open by early 2026 with classes available to the public.

The Formula x Meredith’s Upper East Side location will be its first ever expansion outside of The Hamptons. The fitness brand has signed a 10-year lease for a 1,920 s/f space. The landlord was represented by Spencer Levi of CBRE, while the tenant was represented by Michael Remer and Philip Verre of JLL.

The addition of this studio provides residents and the neighborhood with unparalleled access to a world-class fitness experience right in the heart of 86th St. Like The Harper, The Formula x embodies a blend of performance and sophistication—it’s a meticulously crafted, results-driven method designed for how people want to live and feel today.”

The Formula x Meredith, founded by former professional dancer and movement specialist Meredith Shumway, offers a low-impact workout centered on anatomical precision and has gained recognition for its 60-minute workout combining intense HIIT, Pilates, functional training, and barre methods. The method progresses through four phases—warm-op + arms, thighs, abs, and glutes—culminating in a restorative stretch. Originally designed as a high-performance training program for athletes, the formula has evolved into a zero-impact method suitable for all bodies with over 15 years of experience in The Hamptons and NYC.

With the arrival of The Formula x UES, The Harper extends beyond residential living, becoming a comprehensive lifestyle destination. The studio complements a suite of lifestyle offerings for residents at The Harper including a fully equipped fitness center, music center with a separate practice room, children’s art room, children’s playroom with custom playroom structure by Indoor Amusement Company, a games lounge, a rooftop terrace with panoramic city views as well as a pet spa, laundry, bike room and a 24-hour attended lobby. 

Situated on the south side of East 86th St. between First and Second Aves., The Harper is a 21-story limestone-clad condominium developed by IGI USA and designed by ODA. The building offers 63 residences ranging from two to four bedrooms. The building is located near shopping, cultural attractions and academic institutions and is accessible from the FDR Dr. and major airports while being bookended by Central Park to the West, and Carl Schurz Park to the East.
