The Doe Fund to construct 98,400 s/f supportive housing at 3118 Webster

Bronx, NY The Doe Fund, a homeless services nonprofit with a portfolio of transitional, affordable, and supportive housing throughout NYC, has closed on construction financing for a new 109-unit affordable and supportive housing residence. The site, 3118 Webster Ave. in Norwood, is one block away from Webster Green, a residence opened by The Doe Fund in 2018 and a recipient of the National Association of Home Builders’ Best in American Living Award.

The 10-story, 98,400 s/f building will be developed in partnership with Urban Builders Collaborative, LLC — the development affiliate of Lettire Construction Corp., the project’s general contractor — and architects Curtis + Ginsberg. It will contain 39 supportive units for individuals and families who have experienced chronic homelessness, alongside 70 affordable units for tenants earning between 40-80% area median income. The apartments will include 41 studios, 27 one-bedroom units, 30 two-bedroom units, 10 three-bedroom units, and a two-bedroom unit for a live-in superintendent.

Features of the residence will include an interior courtyard with outdoor recreation space; energy efficient appliances, light fixtures, and heating/cooling systems; bike storage; a community room, a gym, and a laundry room; and 24/7 front desk security. In addition, the building will contain a 1,500 s/f commercial retail storefront that will integrate residents into the larger Norwood community. The ground floor will also include offices for on-site supportive services provided by The Doe Fund, such as case management, substance abuse counseling, physical and mental health support, and assistance in accessing educational, training, career, and employment resources.

Funding for the development of 3118 Webster Ave. comes from the New York City Department of Housing Preservation and Development’s Extremely Low & Low-Income Affordability (ELLA) Program, tax credit equity from Redstone Equity Partners, construction financing from Bank of NY Mellon, permanent financing from Merchants Capital, acquisition capital from the Raza Fund and discretionary funding from the New York City Council.

The residence is anticipated to open in late 2025.

“3118 Webster Ave. will bring a critical solution to the North Bronx: high-quality, affordable homes with services that ensure our neighbors at risk of homelessness can live with dignity. In doing so, 3118 Webster Ave. will join 12 other Doe Fund residences open or in development that serve nearly 1,400 individuals and families,” said Jennifer Mitchell, president and CEO of The Doe Fund.
