TF Cornerstone's 4545 Center Blvd. is more than 80% leased

Reaching yet another big milestone in just five months since its June 1st official launch, TF Cornerstone's 4545 Center Blvd. is now more than 80% leased. The 820-unit, amenity-packed property continues to draw in families, young couples and professionals seeking a family-friendly environment with city flair. The remaining modern, open-air rentals at the 41-story building located on Long Island City's blossoming waterfront, start at $2,750 per month with one month of free rent for new leases in November. The building encompasses more amenity space than any other Long Island City property and its spacious one, two and three-bedroom apartments tout elegant hardwood floors, gourmet kitchens with natural stone countertops, stainless steel appliances, generous closet space and floor-to-ceiling windows that provide exclusive views overlooking East River, Gantry State Park and the Manhattan skyline. "Leasing 80% of the units in a very short window of time reflects the growing popularity of Long Island City waterfront properties. In fact, we saw about a 60% jump in leasing activity since August," said Sofia Estevez, executive VP of TF Cornerstone. "The area is setting a new standard for urban living and showing how a community can successfully blend a family atmosphere with the luxury and convenience of city life, which includes new schools, cultural attractions, diverse restaurants, and panoramic Manhattan skyline views." The property features a 50,000 s/f outdoor amenity deck featuring a real sand beach volleyball court, two tennis courts, a reflecting pool, dog run, sprawling lawn, and sun deck with BBQ grills, lounge chairs and benches. The building's other amenities include club rooms with a catering kitchen, bicycle storage, on-site dog-run, state-of-the-art fitness center, indoor parking garage and 24-hour concierge and valet. Especially appealing to families is a children's playroom, designed in collaboration with apple seeds, an award-winning children's play center. These kid-friendly amenities will be complemented by the 5,000 s/f New York Kids Club set to open on the ground level in fall of 2014 with three sunlit classrooms, a state-of-the-art gym, and an outdoor play space. 4545 Center Blvd. is conveniently a four-minute subway ride away from Midtown Manhattan and Brooklyn on the G and 7 trains, the East River Ferry and the Pulaski Bridge. LIC's waterfront features acres of parkland, a library, public schools and stores including Sweetleaf Coffee and Tea, Shi Asian Restaurant, Blue Streak Wines, Food Cellar Market, Duane Reade, and MoMA PS1, all of which are within walking distance from 4545 Center Blvd.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
