Brooklyn, NY Naftali Credit Partners, a subsidiary of Naftali Group, have closed on a pre-development loan marking the sixth deal of its second credit fund. Naftali Credit Partners provided a loan of $18.5 million to Urban Development Partners, a New York City-based real estate firm. The pre-development loan is financing 167-174 4^th Ave.

Manhattan, NY A 73-unit affordable mixed-use condominium will be constructed at 132 East 125 St. at Lexington Ave., bringing home ownership opportunities to the heart of Harlem. Developed by Maddd Equities and designed by Aufgang Architects, the 13-story building will include 7,000 s/f of ground floor retail space and 45,000 s/f of medical offices on the second through fifth floors.

Carson, CA FullStack Modular has opened a west coast manufacturing facility. This expansion will create approximately 140 new jobs. FullStack Modular and its complete SMEP integrated system can effectively address California’s unmet housing demand through efficient, sustainable offsite construction. FullStack Modular also operates a factory in Connecticut, supporting its success on the East Coast.

Bronx, NY RIPCO Real Estate has arranged the sale of 350 Grand Concourse, a development site located in the Mott Haven neighborhood. The buyer, Shorewood Real Estate Group, acquired the site for $28.5 million from Atlantic Development & Investment. RIPCO represented the seller and buyer in this transaction, which just closed.

Brooklyn, NY LCOR has signed a retail lease with Brooklyn-based cafe and restaurant Milk & Honey at its newly completed 1515 Surf Ave. This will open the cafe’s third location. 1515 Surf Ave., which features 463 residences on the Coney Island waterfront, will host Milk & Honey in a 3,500 s/f ground-floor space at the corner of West 15^th St. and Surf Ave.

Pelham, NY The Hudson Companies have closed $73 million in financing for the construction of Pelham House, a five-story residential development that will transform a former parking lot and fire house into a transit-oriented development with 127 high-quality, mixed-income homes and 5,300 s/f of ground floor retail space. Bronx, NY Simone Development Companies has signed a new long-term lease with Halo Health Pharmacy for 1,522 s/f of retail space at Triangle Plaza Hub located at 459 East 149^th St. in the Mott Haven neighborhood.
