Syracuse, NY Marcus & Millichap has completed the sale of the Comfort Inn & Suites-Syracuse Airport, a full-service two-story, 166-room hotel northwest of the intersection of I-81 and 90.

Marcus & Millichap’s Manhattan-based hospitality investment sales team, led by Jerry Swon, acquired the exclusive listing to market the property on behalf of the seller, a private investor. The team, which includes Daniel Zagoria, also procured the buyer, KPG Hotels.

“The Comfort Inn & Suites represents the opportunity to acquire a well-maintained hotel located in a stable market. Our pro forma analysis assumes the new operator will increase operating efficiencies through cost management and modest revenue growth.” says Swon. “It was a pleasure working with Tramz Hotels on the disposition of the asset and closing another transaction with KPG hotels.” said Swon.

The hotel is close to Syracuse Hancock International Airport, Syracuse University, shopping at Destiny USA, Armory Square, the NY State Fairgrounds and other downtown attractions. Amenities include complimentary buffet breakfast, onsite restaurant/bar, complimentary Wi-Fi, indoor heated pool, complimentary airport transportation, fitness center, and business center.

For the past several years, the New York City multifamily housing market has been defined by disruption. The combined impact of the HSTPA rent laws and a sharply higher interest rate environment has fundamentally reduced
