Stark Carpet Corp. and Duralee Fabrics take space at 125 Michael Dr.

Two major players in the interior design world, Stark Carpet Corp. and Duralee Fabrics, have leased showroom space at 125 Michael Dr. in this Nassau County community, according to Sanford Zuckerbrot, chairman of Sholom & Zuckerbrot Realty LLC, the exclusive managing and leasing agent for the building. Stark Carpet, an international company specializing in custom-designed carpet, fabric, furniture and wall covering for both the residential and contract markets, took 5,800 s/f of showroom space on the ground floor. Duralee Fabrics, a family-owned and operated company providing fabrics, trimmings and furniture, will occupy 5,400 s/f, also on the ground floor. Real Estate Strategies and Oxford & Simpson Realty were the cooperating brokers involved in both lease transactions. "Both companies were drawn to the terrific street visibility, convenience of the location, and the close proximity to target clientele the many high-end interior designers who serve the Long Island marketplace," said Franklin Zuckerbrot, leasing agent for the building. Located at Jericho Turnpike between Rtes. 106/107 and Rte. 135, 125 Michael Dr. is a 35,000 s/f, one-story building owned and developed by an affiliate of Sholom & Zuckerbrot Realty LLC. The property recently underwent a conversion from an industrial facility to a first-class office building, and is now tenanted by a variety of local and national businesses.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
