Snyder, Roth and Murphy of University Hill Realty arrange $8.05 million sale

will stand adjacent to the Theory Building.

Syracuse, NY Christopher Snyder, Norman Roth, and Dan Murphy, licensed New York State real estate brokers with University Hill Realty, Ltd., facilitated the assemblage and sale of six tax parcels spanning East Genesee St., South Crouse Ave., and East Fayette St.

The developer, Timberwolf Capital, LLC, plans a 282-unit market-rate building with luxury amenities and apartments ranging from studios to 3 bedrooms that bridges the university and downtown communities. Amenities include a rooftop deck, a year-round heated pool, a hot tub, a podcast and TikTok studio, a fitness center, and a yoga studio.

Norman Roth, principal broker at University Hill Realty, said “It’s not just the university and hospital areas driving all of this - although they certainly continue to drive the population. Micron’s investment in the area is creating a large amount of in-migration. The city needs this sort of project to drive the growth and livability of the downtown and university neighborhoods. University Hill Realty is fortunate to work with several multi-regional and national developers that have more plans for housing and mixed-use projects in the area and the suburbs. It’s such a pleasure to see real revitalization coming to Syracuse. I hope it continues for years to come.”
