SL Green signs four new leases at 1185 Avenue of the Americas

Manhattan, NY SL Green Realty Corp. negotiated three new office leases totaling 42,000 s/f and a new retail lease covering 14,000 s/f at 1185 Avenue of the Americas.

Slatebrook, LP, which signed a new 14,428 s/f, 11-year lease on the 23rd floor. The firm was represented by Jacob Wolkenfeld of Norman Bobrow & Co.

Ryan Specialty LLC has leased 12,803 s/f for three years on the 23rd floor. Ryan Barr, Howard Grufferman and Catherine Soderquist of Colliers represented the tenant.

ICBC Standard Resources Inc. has signed a new, 14,728 s/f, 11-year lease on the 15th floor. Its parent company occupies 100,000 s/f within the building. ICBC was represented by Timothy Gibson, Bill Levitsky, Jason Perla and John Cilmi of Newmark.

The landlord was represented by Brian Waterman, Scott Klau, Brent Ozarowski, David Waterman and Kevin Sullivan of Newmark in the office leases.

Carnegie Diner and Naxos Greek Restaurant have signed a new 14,309 s/f lease covering a portion of the ground floor for a 17-year term. The tenant was represented by Jeffrey Roseman at Newmark, and Richard Skulnik, Lindsay Zegans and Ben Sabin of RIPCO represented the landlord.

“Leasing velocity continues to improve throughout the market as evidenced by these recent new leases,” said Steven Durels, SL Green’s executive vice president and director of leasing and real property.

1185 Avenue of the Americas is a 1.1 million s/f, Silver LEED Certified office building located along Corporate Row between 46th and 47th Sts. Proximity to Grand Central Terminal, Penn Station and the Port Authority Bus Terminal, together with nearby access to 15 subway lines provides commuter convenience.
