Siegel, Bergey and Van Buren of CBRE lease 22,300 s/f total in four leases at 3 East 28th St.

Manhattan, NY CBRE’s Stuart Siegel, Matt Bergey and Kylie Van Buren represented owner Winter Properties in four new full-floor leases totaling 22,300 s/f at 3 East 28th St.:

• GenSight Biologies Inc. took the entire 12th floor and rooftop. Charles Conwell III of ABS Partners Real Estate LLC represented GenSight.

• Senator International Inc. took the entire ninth floor of the building. Senator was represented by JLL’s Jim Wenk and Kirill Azovtsev.

• One Madison Group LLC took the entire eighth floor. Cynthia Wallenberger and Hayley Shoener of JLL represented One Madison.

• Five Points took the entire second floor. Michael Heaner of the Kaufman Organization represented Five Points.

Asking rents at the property were between $65-$85 per s/f.

“We are delighted that prestigious tenants like GenSight, Senator, One Madison and Five Points have responded so well to Morris Adjmi’s superb re-imagining of this property in the middle of one of Manhattan’s most sought-after niche markets,” said Siegel.

3 East 28th St. has undergone a $20 million renovation under the direction of architecture firm Morris Adjmi Architects with new storefronts, lobby, elevators, restrooms, building systems, bike storage and roof terrace. The building offers pre-built full floors and a new Quality Eats will open in late 2017. With high ceilings, open floorplates and a modern industrial feel, the office spaces incorporate design while preserving the building’s historical features.

“We are thrilled to be commencing a pre-built program for the remaining floors starting in the fall,” said Bergey.
