Sidney B. Bowne & Son designs senior condominium in Islip: Bayport Meadows

Islip, NY With the introduction of transit oriented developments and similar smart growth projects to the Long Island landscape over the past 20 years, real estate developers have been strategically diversifying Long Island’s housing stock and making room for millennials, aging baby boomers and others desiring alternative housing options. Senior condominiums, providing low-maintenance, high-activity communities for those 55 and older, have surged in demand. Sidney B. Bowne & Son engineers and surveyors have provided survey and civil engineering services to The Northwind Group for the development of their luxury, senior condominium complex called Bayport Meadows in the Town of Islip.

Bayport Meadows is a 23-acre clustered townhome community, designed in the arts and crafts style, with 148 three-bedroom units. The community is adjacent to a nature preserve in Bayport and will feature an indoor/outdoor pool, a bocce court, a putting green and a Club House available for the use of its active senior residents. The Club House is fitted with a kitchen, a great room with a stone fireplace, a billiard and meeting room, a fitness area and a library/business center with computers and high-speed Internet access.

Bowne surveyors began the project by performing records research, boundary and topographic surveying and mapping for the Bayport Meadows property. Building upon a previously prepared plan for the site, all of Bowne’s design services were done in compliance with the Site Plan Regulations of the Town of Islip, Suffolk County Departments of Health and Public Works, and other reviewing agencies. Bowne’s design included dimensional control of vehicle access ways, parking spaces, curbing and sidewalks; plan and details for a curb cut and road opening permit; site lighting and photometric plan; and landscape plans. Bowne also designed on-site stormwater detention and site grading, a gravity sewer collection system, the schematic layout of utilities, and erosion control plans and required Stormwater Pollution Prevention Plan for construction activities.

Bowne’s unique knowledge of the County Sewer Districts, and the cooperation of SCDPW, helped the design team identify excess capacity in a wastewater treatment plant previously closed to additional connections. The existing sewers had been installed at sub-standard slope which limited their capacity, presenting a challenge to the team. This was addressed by equalizing the flow over a longer period of the day through a unique design for the pumping station.

Finally, Bowne prepared design specifications and reports for an on-site private water main distribution system to serve the development, submitting the application and design documents to the Suffolk County Department of Health and the Water Authority.
