Year in Review 2018: Chintan Trivedi, RE/MAX In The City

What was an unexpected event that occurred in 2018, and how did it impact your career or personal life? Tennis and the tennis center I own in Williamsburg, Brooklyn are my passions. My success in real estate allows me to spend time on what I love. The importance of focusing on the specific needs and dreams of those who work with me was reinforced this year after speaking to a fellow RE/MAX broker from California.

What was your most notable project, deal, transaction or professional achievement in 2018? Briscoe is partnering with Worldwide Security and Scan Security to create one business has resulted in our establishment as one of the largest privately held fire and security companies in New York.

What was your most notable project, deal, transaction or professional achievement in 2018? I represented Mack Real Estate Credit Strategies in its $380 million construction loan to a Penzance-led venture on a site in West Rosslyn, Virginia, just across the Potomac from Washington, D.C. to fund construction of a 1,200,000 sf mixed use development.

What market trend(s) will impact your industry in 2019?  Lead-based paint and lead in drinking water is hot in the press, New NY Mold law in 2019.

Year in Review 2018: Nadine Cino, TygaTrax

What was the best decision that you made in 2018 and how did it impact your business? In retrospect, it appears that the best decision I made in 2018 was to continue to self-fund the development of our item tracking technology, TygaTrax, in spite of delays, setbacks and growing self-doubt because the product is ROCK-SOLID, tracking & securing corporate assets 100% accurately 100% of the time.

What was your most notable project, deal, transaction or professional achievement in 2018? Our Student and Faculty Emergency Response Security Training (SaFERST) received recognition as the Most Innovation New Solution in Homeland Security for 2018 from American Security Today.

What was your most notable project, deal, transaction or professional achievement in 2018? I secured a new bank client in 2018, which was impactful because it’s not so simple getting a seat on a New York bank’s bench of counsel.

What market trend(s) will impact your industry in 2019? There is a potential storm brewing – rising interest rates, compressed cap rates and changes to the expiring Rent Laws could lead to a significant increase in mortgage defaults.

What was your most notable project, deal, transaction or professional achievement in 2018?  With all of the work we do in various communities, it is hard to say that one project is better than another. However, the 2018 Annual Smart Growth Summit is the event that ties it all together.

What market trend(s) will impact your industry in 2019? Another anticipated interest rate hike in 2019 will continue the downward pressure on asset prices. Additionally, the NYS legislature is expected to introduce legislation in mid-2019 that will substantially increase regulations targeting multifamily landlords, lowering the demand for multifamily assets further (especially for rent-stabilized buildings).
