Manhattan, NY Alpha Realty has completed the sale of 133 West 3rd St. in the Greenwich Village neighborhood. The building consisted of seven apartments and one store, with the retail occupied by a restaurant, totaling 6,200 s/f. The building sold for $8.85 million, which equates $1,437 per s/f. The apartments above the restaurant were all free-market and delivered vacant.
Scott Schwartz of Alpha Realty represented the buyer, Dominic Gan, while Michael Coratolo of Coratolo Associates and Jim Mann of Friedman Roth represented Henry Mendler, the seller in the transaction.
Schwartz said, “The property offered a unique opportunity for the purchaser to extract, and create, value from a potential reconfiguration as a result of the building being fully vacant in a highly desirable location.”
