Sabre Real Estate arranges two leases at Rechler’s Greybarn totaling 4,000 s/f

Amityville NY Sabre Real Estate Group LLC has arranged the first two leases totaling 4,000 s/f in the retail portion of Greybarn, a new, mixed-use development being developed by Rechler Equity Partners LLC.

Sabre arranged a lease on behalf of Starbucks, which will occupy 1,800 s/f in Greybarn, and is expected to open the second quarter.

Sabre also arranged a lease for Go Health, the urgent care chain operated by a Northwell Health Systems partnership. Go Health will occupy 2,200 s/f in Greybarn and is expected to open in December.

Greybarn Amityville is a mixed-used development, the first community to be developed under the Greybarn brand by Plainview-based Rechler Equity Partners. The project, expected to begin occupancy 1st quarter of 2017, will include 500 rental apartments and 45,000 s/f of retail space on Rte. 110 south of Southern State Pwy.

“The Greybarn project was an excellent opportunity for Starbucks, enabling it to capitalize on the incredible vehicular traffic and population density on Rte. 110. This deal is a real win for both the tenant and the landlord,” said Sabre VP Russel Helbling.

Helbling, along with Sabre managing principal Jayson Siano, represented Starbucks in its lease. Doug Bomzer, managing director of Sabre, represented Rechler Equity Partners.

Mike Stone of Cushman & Wakefield represented Go Health. Helbling, Bomzer and Jonathan Mehr, a Sabre associate, represented Rechler Equities.

“We have a lot of interest from several retailers and are confident this will be a wonderfully successful development,” said Helbling. “We currently have end caps and inline spaces available and already have incredible interest from many national retailers. We are looking for daily needs tenants, to compliment the apartments above the stores, and for tenants that can thrive with the traffic on the Rte. 110 corridor.”

Sabre, meanwhile, is continuing to assist Starbucks as it seeks to expand on Long Island, searching for locations with 1,500-1,850 s/f, either free standing buildings or shopping center end caps with drive through opportunities, in highly populated areas with visibility.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
