RXR and LRC Construction top out housing, academic
and office space; design by Perkins-Eastman

Brooklyn, NY RXR, alongside LRC Construction, celebrated the topping out of 89 Dekalb Ave., a 324-unit, mixed-use development on August 7, 2024. The all-electric tower will deliver 324 multifamily units with 98 designated for middle-income housing in addition to 55,000 s/f of academic and office space for Long Island University. 89 DeKalb is the second phase of the collaboration between RXR and LIU following their partnership on residential tower The Willoughby, which brought 476 units to the market in 2021 as well as academic and office spaces, an adjacent athletic field and parking for 564 vehicles.

Situated at the intersection of Fort Greene and downtown, 89 DeKalb is one of RXR’s most sustainable projects, featuring innovative green design elements including a fully electric power system, air source heat pumps, and a smart glass façade. The project, designed by Perkins-Eastman, is expected to welcome its first residents in fall 2025.

The development includes 98 units designated for middle-income households and offers nearly 15,000 s/f of interior and exterior amenity space. Residents will have 24-hour concierge service, co-working areas, resident lounge, screening room, library, private dining room, indoor and covered outdoor fitness center, and an outdoor terrace.

The new tower will deliver 55,000 s/f of academic space for LIU faculty and students, further strengthening educational resources in the area. LIU will occupy three levels of the building, with dedicated entrances and lobby accessible from campus.
