Ross and Goldflam of Highcap Group sell 27,000 s/f for $3.2 million

According to Laurence Ross and Josh Goldflam, managing principals of Highcap Group, they have completed the sale of 65 Roosevelt Ave., a two story 27,000 s/f office building for $3.2 million, or $119 per s/f. The property is situated on 1.3 acres opposite Valley Stream Park and is one block south of busy Sunrise Hwy. The building is immaculate with an impressive granite lobby, new windows, and new HVAC systems. This is the 2nd time around for Ross, as he sold it previously in 2003 and states that, "the low price per square foot, ample parking and close proximity to the LIRR train station were attractive selling points of the building."

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
