Cohen of Ashlind Properties arranges 48,233 s/f lease

Quantum Medical Imaging LLC leased 48,233 s/f of industrial space at 2002 Orville Dr., from Rechler Equity Associates in a deal arranged by Richard Cohen of Ashlind Properties. Quantum, which manufactures high-quality medical digital and conventional x-ray systems for hospitals and imaging centers around the world, has used the space for its headquarters and manufacturing since 2005 under a sublease with Atkins Neutraceuticals. The new lease, for 8 years, is direct with the landlord. Cohen represented quantum in lease negotiations, while Harry Stavros represented Rechler Equity in-house. Privately held, Quantum, established in 2000 in 5,000 s/f in Bohemia, was acquired in September by Rochester-based Carestream Health Inc., formerly the health unit of Eastman Kodak Co. Quantum Medical Imaging sells both digital radiography (DR) and conventional x-ray systems; computed radiography (CR) systems; and x-ray system components. The company serves hospitals, imaging centers, orthopedic facilities and medical clinics by providing high-quality, affordable medical imaging solutions appropriate for their unique needs. Carestream, a worldwide provider of dental and medical imaging systems and healthcare IT solutions; molecular imaging systems for the life science research and drug discovery/development market segments; and x-ray film and digital x-ray products for the non-destructive testing market, is keeping Quantum's headquarters, employees and management team in Bohemia. The latest deal lifted Cohen's sales and lease transaction volume for 2010 to 1.4 million square feet. This year, CoStar News designated Cohen an Industrial Leasing Power Broker for the eighth consecutive year and Long Island Business News honored him as the top industrial broker on Long Island for 2009. Synonymous with industrial real estate on Long Island, Ashlind Properties, now celebrating its 20th year in business and headquartered in Hauppauge, N.Y., is an independent, full-service commercial real estate firm that provides a high level of specialized industrial real estate brokerage.

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
