Richard and Ashley Cohen of Ashlind Properties collaborate to close two leases totaling 87,000 s/f
Ashlind Properties recently completed two leases totaling 87,000 s/f.
Richard Cohen, president of Ashlind Properties has arranged a lease for 45,000 s/f of warehouse space at 100 Marcus Blvd., on behalf of Jaylyn Corp.
The company, which sells to such chains asTJ Maxx, Family Discount and 99 Cent Stores leased the space from 100 Marcus LLC, an affiliate of Hawkeye Electric, which also occupies space in the 150,000 s/f building.
Jaylyn, which has its headquarters in Manhattan, previously occupied another area building, its new building has built-to-suit offices, higher ceilings and more loading docks, according to Richard Cohen.
Richard Cohen was assisted by Ashley Cohen, a director at Ashlind, in representing Jaylyn in lease negotiations. The landlord was represented by its exclusive broker, Jack O'Connor of Newmark Knight Frank.
Jaylyn sells branded off-price apparel predominantly in categories such as bras, panties, sleepwear, loungewear, sportswear, active wear in women's men's and children's.
Ashlind Properties also arranged a lease for 42,000 s/f of warehouse space in Holbrook on behalf of American De Rosa Lamparts LLC.The company, a leading supplier and designer of lighting parts, hardware, fixtures, ceiling fans, and plumbing parts, is moving to 725 Broadway Ave., from 600 Old Willets Path, where it occupied 37,000 s/f.
The company, headquartered in Commerce, Calif., and owned by the Minneapolis-based buyout firm, ShoreView Industries, also has facilities in California and Houston, Texas. American De Rosa sells its products to a wide range of customers, including lighting and electrical distributors, catalog houses, lighting showrooms, and independent lighting manufacturers. Lamparts Long Island operation formerly was the lighting division of homegoods manufacturer I.W. Industries.
Richard Cohen and Ashley Cohen represented American De Rosa. Michael Schefren of Colliers International's Long Island office, represented the landlord of the multi-tenant building, Syosset-based Long Island Industrial Management LLC, a company owned by New York City real estate investor Rubin Schron.
The American De Rosa deal, along with other recent transactions, brings Cohen's sales and lease transaction volume for 2010 to 1.5 million s/f. Earlier this year, CoStar News designated Cohen an Industrial Leasing Power Broker for the eighth consecutive year and Long Island Business News honored him as the top industrial broker on Long Island for 2009.
