Project of the Month: Taylor - The Builders and Smith + Associates team in $1.5 million project for 12,000 s/f City Mattress retail building

The new City Mattress retail building, located at 38 Eastview Dr., delivers 12,000 s/f of high-profile space for the area's leading mattress retailer at the entrance of Rochester's premier regional shopping mall. The project details include the following: * 12,000 s/f free-standing store on a ¾ acre power corner. * Easy access to Rtes. 96, I-490 and the NYS Thruway. * Situated at the primary entrance of high-end regional shopping center Eastview Mall. * Emphasis on high-end aesthetics with the use of natural materials and a subtle warm color pallet as well as varied exterior textures and roof lines. The project, which broke ground in March of 2011, will provide City Mattress with a space that is hard to match in terms of visibility and convenience. With over 350 feet of combined frontage, the ¾ acre corner lot will have a super-regional draw due to its close proximity to the NYS Thruway (I-90), the Rochester Expressways (I-490) and the growing suburb of Victor, N.Y. Architectural firm Smith + Associates, along with civil designers Marathon Engineering, worked closely with the owners and municipal officials to develop a building concept that fully leverages the unique features of the site. "This project is a great opportunity to reflect the local historic charm; the building will certainly have a positive influence on the community," said Ken Smith, principal of Smith+Associates Architects. Property owners First Brook Properties contracted with Taylor - The Builders to handle construction services for the project. A second-generation Rochester-based contractor, Taylor has over 40 years of experience in the construction of commercial and retail buildings. Project leasing was completed through the efforts of Rochester-based Ardent Commercial Brokerage. As the dominant better-quality mattress and bedroom furniture retailer in western New York, City Mattress chose the new Victor showroom to provide a convenient location for consumers in the southeast region of Rochester and to further bolster the market domination of City Mattress within Rochester. As with all City Mattress showrooms, the design and product selections within are chosen to meet the unique needs of consumers in the area. To that end, City Mattress buyers recently returned from furniture market in Highpoint, N.C. with fresh ideas and products that will be highlighted in the new showroom. The project is scheduled to be completed in July.
