Othership signs 10-year 6,168 s/f lease at Rubenstein’s 25 Kent

Brooklyn, NY Rubenstein Partners’ 25 Kent, a mixed-use office, retail and light manufacturing building located in Williamsburg, has signed a 10-year, 6,168 s/f lease with Othership. Serving as the social hot + cold concept’s inaugural location, the 25 Kent space will offer guided sauna and ice bath experiences.

Rubenstein Partners was represented by Newmark’s Neal Ohm, Caleb Peterson, and Michael Cohen. Othership was represented by CBRE’s Cassie Durand and Aylin Gucalp.

“As the needs within our community are ever evolving, we continuously strive to curate a creative tenant base to best serve those growing needs, with the addition of Othership providing a vital outlet of emotional wellness to Williamsburg,” said Elyssa Marcus, vice president of asset management and acquisitions, Rubenstein Partners. “We look forward to serving as Othership’s first Brooklyn operation as we continue evolving the dynamic ecosystem of businesses at the building.”

What started as Robbie Bent’s, CEO of Othership, method to maintain his sobriety in his home has transformed into a community-uniting social hub in Brooklyn’s coolest neighborhood. In recent years, there has been a spike in the sober and sober-curious lifestyles amongst young adults. While most do this for the proven health benefits, they feel there is a lack of social connection, especially with others who chose to lead a similar lifestyle. Othership offers science-based wellness practices while emphasizing the importance of community, building the future of emotional wellness through immersive and healthy social experiences.

“Our goal is to help people find a more inspired and meaningful state of being,” says CEO, Robert Bent. “And, by making it community-driven and fun, we’re making emotional wellness work accessible to everyone.”

Developed by Rubenstein Partners, the building occupies a full block bounded by Wythe and Kent Aves. and North 12th and North 13th Sts., across the street from Bushwick Inlet Park, the city’s newest waterfront park, recently opened to the neighborhood.

A product of collaboration between design architect Hollwich Kushner (HWKN) and design development architect Gensler, this eight-story, 500,000 s/f commercial office building is the first of its type erected in North Williamsburg in more than 40 years. It’s conceived to be a hub of innovation in which the tech, creative, design, production and light manufacturing industries can collaborate and grow together. 25 Kent’s unique architectural combination of red brick and glass highlights its character and industrial heritage with design, views and light.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
