Manhattan, NY According to BXP, global market maker Optiver has signed a lease for 23,038 s/f at 360 Park Ave. South. The firm will occupy the entire 12th floor of the fully redeveloped 450,000 s/f workplace, which features newly renovated and reimagined lobbies, and a full suite of amenities.

Optiver was represented by a JLL team led by Matt Felice and BXP was represented by a CBRE team led by Peter Turchin.

Optiver will occupy space that was prebuilt by BXP and designed by Spectorgroup, promoting flexibility and collaboration as the company focuses on their growth.

This transaction represents Optiver’s first long-term office lease in New York City and marks a significant commitment to the company’s continued growth in New York and across the United States. Founded in 1986, Optiver is one of the world’s most established and respected market making firms, with over 2,000 employees worldwide and a reputation for improving transparency, efficiency, and stability across global financial markets.

“As Optiver continues to invest in world-class talent and grow its business, the firm sought out a premier space in the vibrant Midtown South submarket,” said Hilary Spann, EVP, New York region at BXP. “360 Park Avenue South presents an exciting, energizing work environment for companies seeking a dynamic neighborhood where residents, retailers, and innovative businesses have all put down roots. We’re proud to support Optiver’s continued growth in New York City.”

“Expanding our footprint in New York allows us to tap into a deep talent pool, strengthen our connections to the US capital markets, and better support our expanding execution services business,” said John Rothstein, Global COO of Optiver. “This space reflects our US growth ambitions and our commitment to providing a collaborative and innovative work environment for our current and future employees.”

Located on the corner of Park Ave. South and 26th St., 360 Park Ave. South recently underwent a redevelopment that delivered modernized building systems, renovated lobbies, a full suite of amenities, and full floor prebuilts designed for the immediate needs of today’s companies.

360 Park Ave. South is one block away from Madison Square Park and equidistant from transportation hubs like Grand Central Station and Penn Station. The area has become a hub for innovative and forward-thinking businesses across industries, and Optiver will join a number of professional services and technology clients including IBM, Bridgewater, Franklin Templeton, Ziff Davis, Iconiq Capital, and global law firm Goodwin Procter, which recently signed a 250,000 s/f lease at BXP’s 200 Fifth Ave.

On the ground floor of 360 Park Ave. South is Time and Tide, a new restaurant from Kent Hospitality Group. Owned and operated by executive chef and ‘Top Chef’ winner Danny Garcia, the menu features vibrant vegetable dishes, seafood-driven pastas, large format dishes, and playful snacks. In addition to the restaurant and surrounding neighborhood amenities, building clients benefit from a hospitality-focused amenity floor, featuring dedicated lounges, coworking spaces, and a conference center. A communal rooftop terrace offers skyline views and space for open-air events, while a ground-floor bike valet enhances commuter convenience.
