
Queens, NY Atlas Capital Group made known 150,000 s/f of office leases at The Factory.
Newmark’s executive vice chairman Brian Waterman, senior managing director Jordan Gosin, and associate director Alex Rosenblum, which serve as the exclusive leasing agents at the building, represented ownership in lease negotiations.

The Factory continues to stand out with its distinctive blend of historic architecture and modern upgrades, providing tenants with a thoughtfully curated workspace. This year, Atlas invested in a series of enhancements, including a redesigned lobby featuring new furnishings, fixtures, lighting, and signage.
The indoor parking facility now offers expanded EV charging capacity, while The Factory’s food marketplace has grown to include a sushi concept, a Mediterranean grill, and a NYC food truck-style eatery. These newcomers join longtime favorites such as Factory Pizza, Vanessa’s Dumplings, Sensible Edibles Vegan Bakery, and E&A Café.
As part of the lobby transformation and the broader commitment to community and the arts, Atlas partnered with Artists for Humanity (AFH), a non-profit organization dedicated to mentoring teens through paid professional experiences. Together, they unveiled a permanent art installation titled “Whispers of the Wind”, created by local teen artists, bringing new energy and purpose to one of Long Island City’s most desirable commercial buildings.
