Newmark arranges 150,000 s/f
of office leases at The Factory

Queens, NY Atlas Capital Group made known 150,000 s/f of office leases at The Factory.

Newmark’s executive vice chairman Brian Waterman, senior managing director Jordan Gosin, and associate director Alex Rosenblum, which serve as the exclusive leasing agents at the building, represented ownership in lease negotiations.

“The Factory remains one of Long Island City’s most sought-after office destinations, offering tenants a rare mix of historic character, modern infrastructure and premier amenities,” said Waterman. “Its scale and quality continue to drive strong demand from companies seeking space that elevates both brand and workplace experience.” 

The leasing momentum includes five transactions and are a combination of lease renewals and new leases: 

• Robert F. Wagner Secondary School of Arts & Technology 

• Henick Lane 

• Rough Trade 

• Digiso 

• Lodige Industries 

The Factory continues to stand out with its distinctive blend of historic architecture and modern upgrades, providing tenants with a thoughtfully curated workspace. This year, Atlas invested in a series of enhancements, including a redesigned lobby featuring new furnishings, fixtures, lighting, and signage. 

The indoor parking facility now offers expanded EV charging capacity, while The Factory’s food marketplace has grown to include a sushi concept, a Mediterranean grill, and a NYC food truck-style eatery. These newcomers join longtime favorites such as Factory Pizza, Vanessa’s Dumplings, Sensible Edibles Vegan Bakery, and E&A Café. 

As part of the lobby transformation and the broader commitment to community and the arts, Atlas partnered with Artists for Humanity (AFH), a non-profit organization dedicated to mentoring teens through paid professional experiences. Together, they unveiled a permanent art installation titled “Whispers of the Wind”, created by local teen artists, bringing new energy and purpose to one of Long Island City’s most desirable commercial buildings. 

The Factory offers access to Manhattan, Brooklyn and Queens, and is situated in one of New York’s most sought-after neighborhoods. The property attracts pioneering firms looking for an emerging commerce district in an area with museums, non-profits, and parks dedicated to the arts.
