Nelson and L+M choose ORE Design + Technology to design 275 South Street

Manhattan, NY Nelson Management Group and L+M Development Partners have unveiled new renderings developed by ORE Design + Technology, who has been tapped for their planned makeover at 275 South St. The 19-story, 256-unit mixed-income property is located in the Two Bridges neighborhood on the Lower East Side. 

The property’s full-scale makeover is being undertaken by Nelson Management Group, through its investment arm Global One Investments led by principals Robert Nelson and Michael Gerstein, and L+M Development Partners. This partnership has also preserved long-term middle-income affordability for 50% of the units.

 The overhaul of 275 South by ORE Design + Technology with renderings by Three Marks includes:

• Rooftop deck: 275 South’s all new rooftop deck will overlook the East River with views of downtown Brooklyn and the Manhattan and Brooklyn Bridges. Rooftop forest, light wood planking, and greenery will emulate the look and feel of the High Line.  

• Renovated exterior: The renovated exterior highlights the unique look of 275 South’s balconies and includes a special light feature that can be viewed from the FDR Dr., DUMBO and Brooklyn Bridge Park.

• New amenity spaces including ground floor community lounge (pictured) with a chef’s kitchen as well as an expanded fitness center, both of which will have floor-to-ceiling windows to provide natural light.

ORE Design’s prior work includes DeKalb Market, an open-air gathering space, and market built from 86 salvaged shipping containers on a stalled development site in downtown Brooklyn. As well as Riverpark Farm, a 15,000 s/f urban rooftop farm, which provides the Tom Colicchio restaurant with fresh produce and was an Architizer A+ Popular Choice Winner in 2015. 

275 South features newly renovated apartments, 24-hour doormen service, an updated laundry room and on-site parking. All of the building’s residents will have access to new amenities and features, regardless of their income level.

“Our investment in 275 South builds on L+M’s commitment to vibrant and diverse communities in the Two Bridges neighborhood and Lower East Side, including the development of 1,000 mixed-income apartments at Essex Crossing and the preservation of nearly 500 units of affordable housing at 265-275 Cherry St.,” said Eben Ellertson, director of acquisitions at L+M Development Partners.      

275 South St. is situated minutes from the Lower East Side, the East River Esplanade, and offers easy access to the East Broadway F train subway station.
