National Association of Pediatric Nurse Practitioners signs new long-term lease at 40 Exchange Pl.

Manhattan, NY According to GFP Real Estate, LLC, the National Association of Pediatric Nurse Practitioners (NAPNAP), the professional association for pediatric nurse practitioners (PNPs) and all pediatric-focused advanced practice registered nurses (APRNs), has signed a new, eight-year lease for 2,794 s/f on the 19th floor of 40 Exchange Pl.

Allen Gurevich, senior managing director of GFP Real Estate, represented the landlord, GFP Real Estate, in the transaction; Megan Keenan of Keenan Ellicott, Inc. represented the tenant. 

NAPNAP, which has more than 8,000 members nationwide, will use the space for its general and executive offices. GFP Real Estate will renovate the space on behalf of the NAPNAP, installing two new offices and a new conference room. Although the terms of the deals were not disclosed, asking rents at the building are in the $45-per-square-foot range. The space was previously occupied by Flyer Snap. NAPNAP moved into its new offices in May 2023.

“As a fervent supporter of nonprofits, we are excited to have NAPNAP join us at 40 Exchange Place.  The building continues to attract non-profits and creative firms looking for a great location with modern, loft-like office spaces,” said Brian Steinwurtzel, co-CEO and principal of GFP Real Estate.

40 Exchange Pl., formerly known as the Lord’s Court Building, was completed in 1893 by the architect John Townsend Williams. Various office spaces are available ranging from 1,000 to 15,000 rentable s/f and provide flexible yet efficient layouts to accommodate the needs of every tenant.

The 20-story building has transportation connections serving Wall Street and the wider Financial District as well as a wide range of dining and retail options.
