Muss Development completes 15,000 s/f of leases at Eltingville Shopping Center

Manhattan, NY Muss Development LLC has completed three new retail transactions totaling nearly 15,000 s/f of activity at its Eltingville Shopping Center in Staten Island. 

Among the new transactions, Dollar Tree signed a long-term lease for 10,000 s/f, taking over the space formerly occupied by Rite Aid. Bill Bergman of Muss Development represented ownership in the transaction. Thomas Rettaliata and Daniel Glazer, of Ripco Real Estate LLC, represented the tenant. Dollar Tree moves into the space in the fourth quarter of 2026.

In addition, Santander Bank N.A., which already operates at the shopping center, signed a 3,624 s/f lease extension. Bergman represented ownership in the new transaction. Dean Rosenzweig and Jeremy Scholder, of CBRE, represented the tenant. 

Richmond Optometry signed a long-term, 1,418 s/f lease, taking over the space formerly occupied by another optometry center. Richmond Optometry will occupy the space immediately. Bergman of Muss Development represented ownership in the transaction. There was no outside broker.

Located in one of Staten Island’s key business districts, the Eltingville Shopping Center serves as a major retail hub for a diverse and populated residential community, primarily composed of single-family homes. Its location also attracts foot traffic from nearby schools, hospitals, recreational facilities, and waterfront areas.

This highly visible center benefits from a strong mix of national and local tenants, contributing to its consistent near-100% occupancy rate. Its tenant roster and prime location continue to set it apart from other retail destinations in the area.

The property is situated one block from the intersection of Amboy Rd. and Richmond Ave. — two of Staten Island’s primary thoroughfares — and is within easy walking distance of the Staten Island Rapid Transit Eltingville Station, enhancing accessibility for both commuters and residents.
