Mojo Stumer breaks ground on East Shore Road multi-family

Great Neck, NY Mojo Stumer Associates celebrated the groundbreaking of East Shore Rd. multi-family, a new residential development. Since embarking on the project in 2020, Mojo Stumer has led the entire design process, guiding it from site planning and zoning through façade design, architectural and interior design, and into construction.

Developed by Villadom Corp., East Shore Rd. multi-family is a 160,112 s/f, four-story residential community nestled into a hillside site overlooking Manhasset Bay on Long Island’s North Shore.

“Waterfront sites come with a real responsibility,” said Joe Yacobellis, partner and director of design at Mojo Stumer. “At East Shore Rd., every decision, from the way the building steps into the hillside to the materials we selected, was made with that connection between architecture and landscape in mind.”

The development capitalizes on its semi-waterfront setting, with the building’s massing terraced into the natural grade to preserve water views and create a connection between architecture and landscape. The design features a palette of porcelain panels, light masonry, dark metal accents, and glazing, while a landscaped pedestrian promenade softens the street-level presence with layered plantings and mature tree canopies.

“Breaking ground on East Shore Rd. is an exciting moment for our team and for the North Shore,” said Yacobellis. “When this community opens, residents will have something truly special, a home that captures the tranquility of waterfront living while keeping them connected to everything that makes this part of Long Island so vibrant.”

General contractor Triton Construction Company is leading the build, with an estimated completion date of April 2028.
