ROCHESTER, NY Officials from Midtown Tower LLC received a ceremonial ‘big check’ from Rochester Gas & Electric (RG&E). The $500,000 grant will support electric infrastructure improvements made during the $59 million renovation of the 17-floor, 408,904 s/f Tower at Midtown located at 280 East Broad St. RG&E’s grant assistance was part of a comprehensive public-private economic development incentive package developed through a collaborative effort with government partners at the local, regional and state level. Tower280 at Midtown, widely recognized as one of the most important development projects in the City of Rochester, will add 79,000 s/f of class A office space on two floors of this mixed-use building. Residential and retail spaces, along with a spacious atrium, fill out the remainder of the building. Ken Glazer, managing partner of Buckingham Properties LLC and Morgan Management CEO Bob Morgan joined other colleagues and RG&E executives to accept the symbolic award during an onsite celebration held in the shadow of the Tower earlier this morning. “This grant will help us transform this empty property into an energized live-work-play environment that will become an important step in the true revitalization of downtown. Thank you RG&E,” said Glazer. “We appreciate RG&E’s help to continue Larry Glazer’s dream to build a better Rochester for future generations to be proud of,” said Morgan. “RG&E’s headquarters has been here for more than a century, and we are strong supporters of the exciting changes underway in downtown Rochester.” said Mark S. Lynch, president and CEO of NYSEG and RG&E. “We’re proud to be part of this effort with Buckingham Properties, Morgan Management and our other economic development partners to bring new life to Midtown Tower and help spark another prosperous era for the city of Rochester.”

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
