Meltzer/Mandl Architects completes design for 62,000 s/f Gold St. Apts.

Meltzer/Mandl Architects has completed the design for Gold Street Apartments, a 62,000 s/f rental development at 40 Gold St. in lower Manhattan, according to Marvin Meltzer, AIA, president of the firm.
The 14-story building will offer 56 studio and two-bedroom rental apartments and 5,900 s/f of street-level and below-grade retail space.
Residents will have access to an indoor rooftop recreation space that opens onto roof terraces, equipped with bathrooms, laundry facility, a fireplace and a kitchenette.
Green elements were used throughout the space, such as low-emissive-glass windows, Energy Star appliances, roofing materials designed to reduce heat island effect, and a well-detailed building envelope for optimal thermal and moisture protection.
In addition to Meltzer/Mandl, the project team includes Severud Associates, PC as the structural engineer; TSF Engineering, PC as the mechanical/electrical engineer; and MJM Construction Services as the general contractor.
Construction began in June and is slated for completion in 2010.
