The five-story multifamily building is 50’ footer between Bleecker St. and 7th Ave. consisting of 15 apartments.
Alpha Realty’s team represented both parties in the off-market transaction. The seller is a long-term local owner who wanted a quick and quiet sale, and the buyer was a local owner looking to grow his West Village portfolio.
The transaction represents a 4.4% cap rate and $392 per s/f. Alpha Realty’s Manhattan team consisting of Mavashev and Egison have been very active in brokering off-market deals as they recently also sold 310 East 89th St. on the Upper East Side for the Verni family also in an off-market transaction.
