New York, NY Commercial real estate industry veterans Paul Massey Jr., Neil Heilberg and Michael Wlody are launching B6 Real Estate Advisors, an investment sales and capital advisory commercial brokerage firm specializing in middle market transactions ranging from $1 - $200 million. B6 Real Estate Advisors, short for Building by Building, Block by Block, will combine a comprehensive, transparent data and technology-forward platform with territory network expertise, owner-aligned philosophy and a collaborative, employee-centric culture to disrupt the investment sales and capital advisory sectors. The firm is initially launching operations in New York City and New Jersey.

“Both the investment sales and capital advisory markets are extremely fragmented. I’m confident that we will position ourselves as a leading firm in both spaces, especially given the emphasis we are going to put on leveraging our fully integrated company-wide technology and data platform to best service clients,” said Massey. “Our culture will be one that is collegial, collaborative, connected and tech-savvy. Our agents will benefit from extensive, effective training and a no-conflict environment.”

B6 Real Estate Advisors will create the quintessential 21st century real estate brokerage firm by arming its agents with access to up-to-the-minute market data via its proprietary market intelligence platform. Integrated with a disciplined boots-on-the-ground agent intelligence approach, this will enable the firm to provide its clients with information in real time and allow them to make informed decisions regarding their respective assets.

“B6 Real Estate Advisors is about harnessing the power of people, data and technology,” said Heilberg. “As a technology-forward firm, we will create efficiencies for our agents’ daily tasks. The advanced broker ecosystem we are building will allow us to streamline and automate standard brokerage services, allowing our agents more time to properly service clients, execute strategy and thoroughly understand their markets. We are also completely owner-aligned and focused on exceeding our clients goals.”

“We will take a disciplined, rigorous approach to understanding each and every market we operate in,” said Wlody. “Our agents will be equipped with our proprietary market intelligence which, combined with our boots-on-the-ground business model, ensures they will understand every building, every block. Our clients will benefit from working with a team of the most knowledgeable professionals in the industry.”

In addition to serving as co-founders, Heilberg and Wlody will also hold day-to-day roles. Heilberg will serve as COO and Wlody as CFO. Additionally, the firm has contracted leading global executive search and leadership consulting firm Spencer Stuart to oversee the search for B6 Real Estate Advisors’ head of recruiting and a head of the capital advisory division. Additional management roles will be revealed in the coming weeks.

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
