Houlihan Lawrence Commercial sells residential development site for $2.1 million

Pelham, NY Houlihan Lawrence Commercial, a division of Houlihan Lawrence, sold 163 Wolfs Ln. for $2.1 million. The site was previously approved for a 27-unit multifamily building with one retail space and 34 parking spaces.

The seller, a local investor, was represented by Garry Klein, associate broker and regional manager of Houlihan Lawrence Commercial. The buyer was James Smithmeyer, principal, JMJ Contracting and Development LLC. He was represented by Bill Eisenhut, director, Cushman & Wakefield.

Proposed development of the site would feature a 40,858 s/f building plus 10,902 s/f lower level garage,13 one-bedrooms, 11 two-bedrooms (two with terraces), 3 two-bedroom plus den penthouse with oversized terraces, 34 parking spaces in garage with two-car elevators/lifts.
