Manhattan, NY Lee & Associates NYC has completed the leasing of 256 West 36th St., which encompassed 12 new office and retail leases totaling 36,500 s/f for a myriad of tenants on the ground floor through the 12th floor

Located in the Garment District, the building was purchased in 2012 by Windsor Management. David Scher and Catherine O’Toole from Lee & Associates NYC represented Windsor.

“The success we’ve seen at 256 West 36th St. is a testament to the revitalization of the Garment District and the resilience of commercial real estate leasing in New York. Our team’s extensive knowledge and experience within the Garment District has enabled us to successfully lease 256 West 36th St. in such a brief amount of time.” said O’Toole, executive managing director and principal. O’Toole was recently appointed to the Garment District Alliance board of directors.

256 West 36th St. is in the Garment District, near Madison Square Garden. Traditionally a building dedicated to office space and retail exclusively, the ground floor of 256 West 36th St. has been retrofitted to house many businesses, including an Italian dining establishment, bringing new life to the building and neighborhood.

“It’s been a challenging process navigating out of COVID, but the successful 100% lease-up of 256 West 36th St. is proof that with the highest quality product, a cohesive plan, and top-level team, success is attained,” said Matthew Kiamie, president and CEO of Windsor. “We are as confident as ever with the soon to open Italian restaurant in the ground retail, as well as the new first rate office tenants, improvements and positivity will continue to energize the neighborhood.”

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
