Manhattan, NY National affordable and mixed-income housing leader L+M Development Partners LLC (L+M) implemented changes to its executive leadership team as the firm continues to advance operations and grow its portfolio in the New York area and nationwide. Joe Curatolo, who has been with L+M since 2021, will now serve as chief financial officer, overseeing the firm’s financial strategy and ensuring resources are allocated effectively to drive growth and scalability. Nikki Wernick will become president of property management, directing L+M’s subsidiary C+C Apartment Management LLC (C+C) and responsible for overall operations and resident experience across its properties.

In his new role as CFO, Curatolo will supervise the firm’s relationships with lenders, investors, and auditors, as well as lead the firm’s financial planning, treasury and accounting functions. Previously as managing director with L+M, Curatolo focused his efforts on financial management, corporate finance, investment management and accounting oversight. Before joining L+M, Joe held leadership roles within the real estate investing business at Goldman Sachs, where he was the head of finance and portfolio management for the Urban Investment Group.

In her new role as president of property management, Wernick will manage L+M’s crucial functions of C+C such as residential compliance, leasing, social services, as well as building and property operations. C+C’s portfolio includes over 23,000 units across 239 properties in New York and New Jersey. Wernick joined C+C in 2014 as director of residential leasing and has since held various positions at the company, helping establish C+C as an industry leader. She was previously executive vice president of property management and before that senior vice president of operations.

“Joe and Nikki have been crucial to the firm’s success in developing and managing affordable housing,” said Lisa Gomez, chief executive officer and partner, L+M. “They are both invaluable assets and will help drive L+M’s mission to build and foster strong communities.”
