Klein of Kalmon Dolgin arranges 25-year lease for Ford Motor Co.

According to Neil Dolgin, executive vice president of Kalmon Dolgin Affiliates (KDA), the firm has arranged a new lease for a new car showroom and dealership for the Ford Motor Company at 612 86th St. in the Bay Ridge neighborhood. The site will be run by a franchise operator under the name Bay Ridge Auto.
The 7,500 s/f building sits on a plot of 25,000 s/f. Ford signed a 25-year lease for the entire site, which was formerly a Blockbuster Video location.
Bob Klein of Kalmon Dolgin Affiliates represented the owners, Eugene and Seymour Hionas, and the tenant in the deal.
Located on the southwest corner of 86th St., the property is by far one of the most visible locations in all of Bay Ridge. Ford Motor Co. decided that location and highway visibility was key to moving aggressively on this site. The property is located on the off ramp exiting from the Verrazano Narrows Bridge.
"There were higher offers from other national tenants for this site, but ownership felt that in this struggling economic environment that Ford Motor Company was the tenant of choice," said Klein. "Ford has repeatedly demonstrated positive sales and growth despite other major car dealerships going out of business."
