Klein of Kalmon Dolgin Affiliates leases 18,800 s/f of creative office space to Industrious at 594 Dean Street

Kalmon Dolgin Affiliates, Inc. (KDA) arranged an 18,800 s/f, long-term lease for the office of Industrious, a provider of concept office space, at 594 Dean St. in the Prospect Heights section of the borough. Last year, KDA arranged the sale of this three-story, 31,000 s/f mixed-use property for $6 million, and was named the property's exclusive leasing broker. Neil Dolgin and Kalmon Dolgin, co-presidents of KDA, made the announcement. KDA broker Robert Klein represented the ownership, 1121 LLC, while Andrew Clemens of RIPCO negotiated on behalf of the tenant, Industrious. Industrious has seven additional locations along the East Coast and in the Midwest. As a pioneer of the flexible social office, Industrious provides private office space for separate companies - predominantly startups, freelancers and small businesses - within a larger office that has shared common areas and amenities. At 594 Dean St., Industrious will occupy 18,800 s/f across three floors - 3,500 s/f on the ground floor, 11,000 s/f on the second floor, and 4,300 s/f on the third floor. The building also offers around 2,000 square feet of outdoor deck space on the roof. The property at 594 Dean St. benefits from high pedestrian traffic due to its location just one block from the new Barclay's Center, which is home to the Brooklyn Nets and host to a variety of concerts and sporting events. Situated between Carlton and Vanderbilt Aves., 594 Dean St. offers convenient access to the 2, 3 B, C and Q subway lines, the Long Island Railroad, and Atlantic Ave.
