Joshua Stein PLLC celebrates second year

Joshua Stein PLLC celebrated its second anniversary on August 1st. Since opening about 24 months ago, Joshua Stein PLLC has handled a range of legal matters covering major financing, ground lease, space lease and development work, both in New York and elsewhere. "When I first set up shop as Joshua Stein PLLC, I didn't know what to expect," said Joshua Stein, the sole principal of the firm. "Two years later, I remain pleasantly surprised - actually quite blown away - by the response I've received. The work has been terrific, and I've really appreciated all the support from clients and other attorneys. I love the independence of running my own shop and look forward to more of the same for many years to come." Already, Stein and his colleagues have overseen the refinancing of an iconic five-star hotel in Manhattan, a lease/sublease development transaction for a FedEx distribution center in an outer borough; multiple office leases; a pioneering development transaction in Brooklyn; closing and administering a multi-property redevelopment loan in Miami; and advising long-term property owners on asset management strategies, including ground leases and other possible dispositions. Stein's name appears on the American Arbitration Association panel of neutrals as well as the New York State court "Part 36" list for receivership appointments. He has been quoted and profiled regularly in the business and real estate media. As an expert witness, Stein has worked on disputes involving ground rent calculations, intercreditor issues, nonrecourse clauses, nondisturbance agreements, purchase and sale transactions, and lender liability claims, primarily involving properties outside New York. National and international publications have repeatedly identified Joshua Stein PLLC as a leading commercial real estate law firm. The 2011 U.S. News and World Report survey placed Joshua Stein PLLC on that publication's Best Lawyers list. The firm also appeared in the 17th edition of The Best Lawyers in America (2011). Mr. Stein is listed among the world's leading commercial real estate attorneys in the most recent editions of International Who's Who of Real Estate Lawyers and Chambers USA publications. A member of the American College of Real Estate Lawyers, Stein has published five books: "A Guide to Troubled Commercial Real Estate Loans for Lenders and Borrowers," "Stein on New York Commercial Mortgage Transactions," "A Guide to Ground Leases," "Lender's Guide to Structuring and Closing Commercial Mortgage Loans," and "A Practical Guide to Real Estate Practice." His 200-plus articles about commercial real estate law have been widely reprinted and used in the commercial real estate community and law schools. He co-authored a set of "silent lease issue checklists" that have been republished widely. He has just finished the third edition of the tenant's list. A frequent speaker and contributor, Stein writes a monthly column for the Mortgage Observer. In 2010, Joshua Stein was inducted into the Anglo-American Real Property Institute, a British-based not-for-profit with an active membership of only 100 leading real estate professionals from the United States and Great Britain. Since 1997, he has chaired the Practising[1] Law Institute's annual two-day seminar on commercial real estate financing and troubled loans. He organizes the Mortgage Bankers Association of New York educational events and is a Trustee of the Bronx Museum of the Arts.

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
