Igloo brokers three leases totaling 7,500 s/f at The Domain Cos.’ 420 Carroll St.

Brooklyn, NY The Domain Companies signed three new retail leases totaling 7,500 s/f at 420 Carroll St. in the Gowanus neighborhood. The transactions, brokered by Igloo, introduce a curated mix of experiential retail, family-focused programming, and destination food and beverage to the project’s ground floor, further activating the waterfront corridor with dynamic neighborhood-serving uses.

“These retail activations reflect exactly the type of ground-floor ecosystem Igloo strives to create,” said Adam Joly, managing director of Igloo, who represented all three transactions. “Each concept is authentic and compelling in its own way, and together we’re creating a vibrant waterfront destination that feels genuinely rooted in the neighborhood.”

Igloo represented all three lease transactions. Blended asking rents at the ground floor were around $90/s/f.

Designed by FXCollaborative, with interiors by Alan Mainer Studios, 420 Carroll is nearing the end of lease-up. Domain Companies’ affiliate Good Company is overseeing residential leasing from an onsite office. 

Focal Point Brewery, the craft brewery which operates a production facility and taproom on 12th St. in Long Island City, is opening its second location at 420 Carroll. This new concept will feature a brewery taproom, full dine-in restaurant and a large waterfront outdoor seating area. Known for its beers and taproom atmosphere, Focal Point Brewery has developed a strong following across the city, and the new location marks a significant expansion for the brand.

Led by restaurateur Alessandro Trezza, BYOB Naturale Wine & Spirits is bringing a natural wine shop to 420 Carroll. The outpost will focus on a selection of natural Italian wines and artisanal spirits, bringing a specialty retail component to the project while reinforcing the neighborhood’s reputation as a destination for independent food and beverage operators.

Brooklyn Builders Studio, a community-focused architecture and design hub founded by Brooklyn-based Brooke Holiday and Benjamin Hollberg, will open a new space at 420 Carroll. This studio will function as a hands-on learning environment where children and families explore architecture, innovative problem solving, and placemaking through project-based experiences. A range of programming will be offered for school-age children, including after-school sessions, school-holiday camps, and multiple week-long immersive summer studios. Additional offerings include weekend open studios, birthday parties, and a retail component featuring art and architecture materials, kits, and books. Originating as a family-oriented maker studio, Brooklyn Builders Studio will activate the streetscape with consistent, daily activity while maintaining a low-impact neighborhood presence grounded in creative exploration and learning.

“Gowanus is a neighborhood rich in art, design, and making, and it’s an exciting home for our flagship space,” said Holiday, founder, Brooklyn Builders Studio. “With Brooklyn Builders Studio, we’re shaping an environment where young designers work with sustainable materials, test ideas, explore the built world, and develop confidence in creative risk-taking. We’re looking forward to building this vision with the community.”

The new tenants will join Gowanus Marketplace, Hey Clay Pottery Studio, and The Shop, the project’s coworking space, which are already operating within the development. Located at 420 Carroll Street on the Gowanus waterfront, the 360-home development comprises a 21-story tower and an adjacent 16-story tower connected by a subterranean tunnel allowing residents to access both buildings.
