Hesse of Aries, Deitch & Endelson negotiates three HomeGoods leases
According to Aries, Deitch & Endelson (AD&E), Bill Hesse has recently negotiated three HomeGoods store leases in Nanuet, Harriman and White Plains/Greenburgh on behalf of The TJX Companies, Inc. The stores have a combined total of 75,479 s/f as well as a combined aggregate rent over the base term in excess of $13 million.
Hesse, president of AD&E said, "The lease signings represent a long standing 16-year relationship with TJ Maxx dating back to August 1992 when we negotiated the first TJX store in Westchester at the Triangle Shopping Center in Yorktown Heights. It has been an extremely gratifying experience to be able to work with TJX's highly professional real estate team and be part of the retailer's ongoing expansion throughout the lower Hudson Valley over the years," he said.
Each of the three Hudson Valley leases represents approximately 25,000 s/f of store space. The Nanuet store will be opening at the Rockland Center Shopping Center on Rte. 59 and will be one of the first HomeGoods stores in Rockland County. The property is owned by American Continental Properties. Jeff Lagowitz and Ira Kerner from Metro Commercial in Ft. Lee, N.J. represented the landlord.
The Harriman HomeGoods lease is located in Harriman Commons on Rtes. 6 and 17 in Orange County. Thomas Mirandi, vice president of real estate for RD Management represented the landlord.
The third store is located at the Crossroads Shopping Center on Rte. 119 in the Greenburgh section of White Plains. The center is owned by Heyman Properties and Acadia Realty Trust. AD&E was the sole broker on the transaction.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
