Herman of MRH Real Estate Service negotiates 10,000 s/f lease at Court Plaza East

Verde, Steinberg & Pontell LLC leased 10,000 s/f at Court Plaza East according to Alfred Sanzari Enterprises, owner and manager of the complex. The law firm has relocated to the class A office complex from Fort Lee. Michael Herman, managing director of MRH Real Estate Services, Inc., leasing agent for Court Plaza, negotiated the transaction. "Located directly across from the Bergen County Courthouse, Court Plaza is the premier legal address in Bergen County," said Herman. "Verde, Steinberg & Pontell, LLC was drawn by the fact that Alfred Sanzari Enterprises is a stable landlord committed to the long-term success of its properties. The move gave the law firm the opportunity to reorganize/modernize its office environment complete with a new design and installation." In practice since 1986, Verde, Steinberg & Pontell LLC is comprised of seven attorneys along with a staff of approximately seven employees, serving local and national clients throughout New Jersey and New York. The firm offers expertise in litigation, real estate and commercial transactions, community association law, estate planning and tax law, and business and corporate law. "We knew we wanted to remain in Bergen County when the time came for us to relocate our offices," said Louis J. Verde, partner at Verde, Steinberg & Pontell LLC. "The quality and location of Court Plaza made it our top choice." The move to Court Plaza East expands the law firm's space, according to Frank Pratt, Sanzari's vice-president of leasing. "Court Plaza East is a free-standing building with its own signage on Main Street. Recent upgrades, including a beautifully landscaped garden adjacent to the building and their own private patio with outdoor seating, were added advantages to the tenant," said Pratt. On-site Amenities Court Plaza East is part of the 335,000-square-foot Court Plaza office complex, which includes 165,000 square feet at Court Plaza North and 160,000 square feet at Court Plaza South. All tenants enjoy a landscaped plaza with fountains and seating areas, ample covered parking, a full-service bank, shoe shine/repair and dry cleaning services, a fitness center, public transportation to New York City and Northern N.J., a cafeteria with indoor and outdoor seating, and a common meeting room. As the headquarters location for Alfred Sanzari Enterprises, Court Plaza is located near shops, restaurants and other amenities, and is just one mile from Routes 4 and 17 and I-80. "Verde, Steinberg & Pontell, LLC is another prime example of a leading law firm that has chosen Court Plaza to meet their current, and future, needs. We are pleased to be part of their long-term growth strategy," noted Jerry L. Barta, vice-president and director of leasing and marketing at Alfred Sanzari Enterprises.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
