Heller Org. brokers two NYC leases, includes 4,400 s/f to Mister French

Manhattan, NY Joshua Singer, vice president/head of retail for The Heller Organization, a full-service real estate firm based in Flatiron, has arranged a long-term lease for L’Adresse Nomad at 1184 Broadway and, along with managing director Michael Gavin, has relocated Mister French to 24 East 21st St.

“The fact that two well-established restaurant groups are relocating and expanding at this time is a testament to New York City, as well as the vision of some very successful owner-operators,” said Singer. “We started negotiating the lease for Mister French during the summer of 2020, when the New York City was a shell of itself. Through perseverance and the strength of our city, the deal was able to finally move forward this past April.”

Mister French, a David Burke-branded restaurant featuring modern French cuisine, is moving from 218 Bowery to the 4,400 s/f, former Almayass Restaurant space, between Park Ave. South and Broadway. Heller Organization’s Michael Gavin worked with Singer on behalf of the tenant, David Burke, and operating partner Nicolas Semkiw of Redefine Hospitality Group. Landlord Noam Management was represented by Colliers’ Jake Horowitz, David Tricarico, and Nicole Mendelson. Asking rent for the 15-year lease was $150 per s/f.

L’Adresse Nomad has expanded south of its Bryant Park flagship, L’Adresse American Bistro, to open a second location at Broadway and 29th St., at the border of Flatiron and Nomad. Owner Evgeny Zhuravlev’s effortlessly chic design, fresh, sophisticated fare, and curated cocktail program are poised to become a neighborhood, as well as citywide favorite. Heller exclusively represented the tenant. The landlord, Mocal Enterprise LLC, was represented by Cushman & Wakefield’s Michael Azarian and James Ariola. The asking rent for the 15-year lease was $250 per s/f.

Singer said, “The lease for L’Addresse Nomad was originally signed shortly before the pandemic in February 2020. Like so many others, we had to negotiate throughout the forced closures and come to an agreement beneficial to both parties.”

“We are beyond excited to open our doors as the city makes its comeback,” said Zhuravlev. “This vibrant location is where the best of the city comes together, in terms of style, architecture, business, residents, and tourism. L’Addresse Nomad will be the center of it all, where this community comes together for great food, drinks, and atmosphere. This is a great time to expand.”

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
