H2M architects + engineers wins four engineering excellence awards

Melville, NY Consulting and design firm H2M architects + engineers recently won four awards from the American Council of Engineering Companies of New York (ACEC New York) as part of the organization’s 2025 Engineering Excellence Awards.

Founded in 1921, ACEC New York was formed with the goal of sharing industry knowledge, providing networking opportunities, promoting the industry to the public, and enhancing industry best practices among the nearly 300 consulting engineering member firms throughout the State of New York. Every year, the Engineering Excellence Awards celebrate New York’s most innovative and impactful projects and the dedicated engineers who make them possible.

H2M’s four awards this year include a Diamond Award (ACEC New York’s highest honor), as well as two Platinum Awards and a Gold Award.

  • City of New Rochelle Sanitary Sewer Capacity Expansion (Diamond Award): H2M performed an evaluation and expansion of the City of New Rochelle’s sewer system as part of the municipality’s downtown revitalization plans. The City of New Rochelle anticipates that the influx of downtown development made possible by the sewer upgrades could generate over $76 million in property tax revenue and nearly $49 million in sales tax revenue annually. (New Rochelle, NY)
  • Grant Cottage State Historic Site Fire Protection System (Platinum Award): Grant Cottage is best known as the site where 18th President of the United States Ulysses S. Grant completed his legendary memoirs before he passed away in 1885. In order to protect the historic mountaintop cottage from fire without the water damage associated with traditional sprinklers, H2M oversaw the implementation of the first nitrogen-based hybrid fire protection system in a New York State landmark. (Gansevoort, NY)
  • Station Yards Phase 2A (Platinum Award): H2M provided civil, mechanical, electrical, and plumbing engineering services for Phase 2A of Station Yards, a multi-phased transit-oriented development project expected to exceed the scale of any other development of its kind in the area. Once complete, all phases will collectively yield 1,450 apartments, 195,000 s/f of retail space, 360,000 s/f of office space, and a public plaza, all located near the Ronkonkoma Long Island Rail Road station. (Ronkonkoma, NY)
  • Hicksville Plant No. 8 (Gold Award): As the Engineer of Record for the Hicksville Water District, H2M designed a water treatment plant to address the discovery of per- and polyfluoroalkyl substances (PFAS) and 1,4-dioxane in the drinking water supply. PFAS are a family of long-lasting manmade chemicals which may increase the risk of cancer as well as developmental and reproductive effects. Exposure to 1,4-dioxane can lead to severe kidney and liver effects and may also be a carcinogen. The new treatment infrastructure uses ultraviolet light and carbon to purify the water. “These incredible projects are a testament to the creativity that our engineers bring to their roles every day,” said H2M president and CEO Richard Humann, P.E. “We always encourage our engineers to think outside the box, because innovative ideas can come from anyone, whether they’re a seasoned project manager or a brand-new engineer in their first month on the job.”

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
