Greater Binghamton Chamber of Commerce's annual economic forecast and building BC awards

Binghamton, NY The Greater Binghamton Chamber of Commerce held the annual Economic Forecast and Building BC Awards on Tuesday, February 14, 2023.

Economist Presentation for 2023

Peter Kneis, senior vice president of Commercial Planning & Analytics, M&T Bank, gave attendees a big picture overview of how U.S. economic growth is being disrupted by three key drivers including:

  • Labor shortages and wage costs – Employers across industries are struggling to find qualified applicants for open positions.
  • Pent-Up Demand/Savings – There was increased spending in 2022, while recessionary headwinds have increased caution in discretionary spend into 2023 but there is still pent-up demand in certain categories
  • Inflation – The FED has taken aggressive action to reduce inflation, but we can still expect a post-COVID range above 2.5%

National Labor Market Trends: Total U.S. private employment is 1.5% higher than before the pandemic, with nearly 2 million jobs recovered yet there are not enough workers to fill available jobs. On average, there are almost 2 available jobs for every unemployed person looking for work – a record high.

Has the Workforce Returned?: Older workers were more likely to leave the labor force during COVID, for reasons including health concerns, shifting life priorities, and financial gains (rising stock market) but have started to return; one noticeable change is that those who have attained a high school diploma have rebounded significantly as they return to the workforce and the economy reopened post-COVID.

Binghamton Labor Market Overview: While improving, Binghamton private sector employment is still approximately 1,000 jobs below the pre-pandemic peak. Once again, the number of unemployed is smaller than before the pandemic and is driven by fierce competition for a smaller overall workforce, because the labor force has shrunk by 2.6%, due to retirements, structural changes, and lingering COVID pressures.

Binghamton Key Industry Employment Trends: Our area is trending upwards and performing well in the retail trade, transportation and utilities. Certain sectors, such as leisure and hospitality, have made tremendous improvements throughout 2021 & 2022, while we are still striving to grow other sectors such as healthcare and education and business and professional services.

Upstate NY Peer Comparison: While there is some variation between major Upstate NY cities, the overall story is the same – employment has overall recovered from the pre-pandemic lull.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
