Gilbane, Strada Development, and CUCS reach financial close for $170m affordable housing development

Bronx, NY Gilbane, in partnership with Strada Development LLC and the Center for Urban Community Services (CUCS), has reached financial close for 1920 Turnbull, a transformative, over $170 million affordable and supportive housing development located at 1920 Turnbull Ave. in the Castle Hill/Soundview neighborhood. This milestone advances a major investment in high‑quality, sustainable housing that will bring long‑term benefits to the community and expand access to safe, affordable homes for hundreds of New Yorkers. 

The development team includes Gilbane Development as lead development partner, Strada Development LLC as co‑developer, and CUCS as co‑developer and service provider. Gilbane Building will serve as general contractor, with Magnusson Architecture and Planning as architect and AKRF as civil engineer. 

1920 Turnbull is the first of two planned buildings, with Phase 2 set to add 207 additional affordable apartments, including 15% of units designated as permanent supportive housing for formerly homeless individuals and families. Phase 2 is expected to close within the next year pending city approvals. Together, the two phases will create a unified, deeply affordable housing community that strengthens the fabric of the Bronx and expands opportunities for stability, health, and economic mobility. 

Located at 1931 Lafayette Ave., 1920 Turnbull will deliver a 22‑story building with 228 affordable rental apartments, including 137 permanent supportive housing units for formerly homeless individuals and families. CUCS will operate a 3,500 s/f on-site office space providing residents of 1920 Turnbull with comprehensive supportive services, including case management, behavioral health support, benefits assistance, employment services, and connections to community resources. By bringing these services directly into the building, CUCS helps residents maintain stable housing, improve their health, and build the foundation for long-term well-being. The community will also include a 24/7 staffed lobby, outdoor recreation space, a fitness room, community room, bike storage, laundry facilities, and other resident‑focused amenities designed to foster health, connection, and wellbeing. The development is designed to meet Passive House and Enterprise Green Communities standards, incorporating high‑performance insulation, energy‑efficient systems, and fully electric heating and cooling. The site is also part of the New York State Brownfield Cleanup Program, ensuring environmental remediation and long‑term sustainability for the surrounding neighborhood. 

This investment represents a significant step forward for the Bronx, bringing new housing, essential services, and sustainable design to a well‑connected location near supermarkets, parks, and transit. The project reflects a shared commitment to delivering high‑quality affordable housing that supports residents and contributes to the long‑term vitality of the community.

Groundbreaking and site remediation is scheduled to start soon after closing, with completion anticipated in March 2029.
